Land south-east of Hoo was successfully promoted by Wallace for 200 homes. The site was openly marketed following grant of planning consent and has been sold to a home builder.
Wallace identified that Medway lacked a 5 year housing land supply and wished to act immediately by preparing an outline planning application for up to 200 homes. Within 6 months of signing the promotion agreement, Wallace had submitted an Outline planning application to Medway Council.
PROMOTION & ENGAGEMENT
This application involved extensive due diligence on the constraints affecting the site and surrounding area. Wallace consulted with the local community on the draft plans to understand local concerns in order to strengthen the proposal. Wallace reduced the political tension surrounding the site by meeting with members of Medway Council ahead of the planning application being submitted.
The content of the proposal benefited from these consultations which fed into detailed pre-application discussions with Council officers. Wallace secured their in-principle agreement that there was a housing land supply shortfall and that the site was a sustainable option for the early delivery of much needed homes. Wallace entered into a Planning Processing Agreement with the Council to ensure that the application was dealt with as quickly as possible given this planning context.
The Outline application was submitted in January 2018 and approved at committee in April 2018.
In accordance with a sale strategy agreed with the landowner, the site was put on the open market when the committee approval had been issued. BTF acted for Wallace and the landowner in the sale.
Following negotiation to obtain the best terms, a preferred bidder was chosen and a successful legal negotiation for the landowner was completed. The site was sold to a home builder in 2018.
