Wallace identified Rayne as a sustainable settlement that can support new homes. The site was then identified as the most suitable location of growth. Wallace approached the landowners and entered early discussions with the family and subsequently submitted an offer. Following a meeting with the landowners and their land agent, the offer was accepted, heads of terms agreed and a promotion agreement entered into. During the preparation of the promotion agreement, Wallace appointed a Planning Consultant and initiated an engagement process with the local Council.



Proposal and Promotion

Braintree District Council’s Local Plan has been suspended due to deliverability concerns. Furthermore, the Council is unable to demonstrate a five year housing land supply. Wallace has met with the Council to discuss the site and is preparing a planning strategy to optimise the planning potential of the site and to maximise the value of the land.

Further to the appointment of a planning consultant, Wallace has appointed technical consultants who have provided initial advice on items such as transport, noise and air. Each discipline is now being advanced to demonstrate the site’s suitability and deliverability and to produce a robust and comprehensive outline planning application.
