Shott Farm, High Blantyre

The land at Shott Farm, High Blantyre has been successfully promoted by Wallace for 200 homes through the South Lanarkshire Local Development Plan review process. The site has been allocated for residential development and planning permission has been granted. The site was openly marketed to a number of home builders and Avant Homes purchased the site.

PROMOTION & ENGAGEMENT

The land at High Blantyre, prior to Wallace becoming involved, had been promoted by two major house builders through previous development plan reviews. The house builders were unsuccessful in achieving an allocation or planning permission over that period.

Wallace entered into a promotion agreement with the landowners to promote their land for development and instructed and funded a full team of professional consultants to take forward the promotion of the site through each stage of the local development plan review.

Following examination, the plan was adopted with the site being allocated for housing. Wallace then worked with the Council to agree a detailed development framework document for the site that set out the principles for the planning permission.  The planning consent was achieved within 24 months of Wallace signing a promotion agreement with the landowners.

Within three months of gaining a consent on the site, it was taken to the open market for sale and a number of bids were received. Wallace, in consultation with the landowners, were not satisfied with the level and terms of the offers received and it was agreed to take the site off the market for twelve months.

Twelve months later, the site was sold for a price and on terms that were considerably more favourable than those originally offered. From the landowners’ perspective, the correct planning strategy was implemented by Wallace as planning consent was achieved in under two years. The site was then sold for maximum value due to the right marketing strategy being employed by Wallace.
